Operating method
A clear handover from current provider to working system.
The first decision is a walkthrough. The ongoing relationship is built on records, response standards and visible follow-through.

What happens when you start with Ridgeline?
Ridgeline Facilities starts Auckland property maintenance relationships with a walkthrough, followed by assessment, proposal, mobilisation, delivery and reporting. The sequence provides useful site information before commitment, then establishes an asset baseline, compliance calendar and agreed service levels. Ongoing reviews connect completed work, recurring faults and future maintenance decisions.
- 1
Walkthrough
Ridgeline spends 20 minutes on site at no charge and with no obligation. A written note of what was observed is supplied the same day.
- 2
Condition and compliance assessment
A fixed-fee assessment provides an asset register, dated compliance gap list, photographed condition scoring, a 10-year lifecycle and capex forecast, and a recommended maintenance calendar. The assessment is yours to keep whether or not you proceed.
- 3
Proposal
The proposal sets out scope, exclusions, service levels and one fixed annual figure. It is six pages, not twenty, so the commercial decision is legible.
- 4
Mobilisation
Within 30 days, Ridgeline completes a baseline survey, loads the asset register, builds the compliance calendar and briefs the panel on site-specific hazards and access.
- 5
Delivery
Ridgeline provides 24/7 intake, dispatches to a licence-verified contractor, records a job sheet and photographs on every job, and matches invoices to job numbers.
- 6
Reporting and review
Monthly operational and compliance reports, quarterly spend and recurring-fault analysis, and an annual performance and price review 90 days before renewal keep the relationship measurable.
What does switching look like in the first 90 days?
Ridgeline Facilities uses the first 90 days of an Auckland property maintenance relationship to establish assets, compliance dates, access and site hazards. Immediate safety or compliance gaps are prioritised before routine calendar work. Reporting and review then test whether the agreed programme is addressing recurring faults and operational needs.
| Window | Focus | Evidence |
|---|---|---|
| Days 1–20 | Walkthrough, records handover and urgent risk review | Written observation note and open-risk list |
| Days 21–30 | Baseline survey, asset register and panel briefing | Loaded register and site brief |
| Days 31–60 | Calendar activation and priority work | Job records, certificates and monthly report |
| Days 61–90 | Recurring-fault analysis and service review | Quarterly-style review and action plan |
What happens if a client leaves?
Ridgeline Facilities hands over Auckland property maintenance and compliance records within 20 working days after a client leaves. The handover includes certificates, asset information, open actions and job history. Records are supplied as part of a controlled exit so changing providers does not require rebuilding the building's service history.
Records are part of the service, not a retention tactic.
