Planned maintenance that keeps small faults small.
A fixed annual programme built from the assets, access conditions and operating hours of your building.

What is planned preventative maintenance?
Planned preventative maintenance means scheduled inspection, servicing and minor corrective work before equipment fails. Ridgeline Facilities coordinates Auckland maintenance programmes from asset condition, service requirements and building access. Grouping planned visits can reduce disruption, while records help identify recurring faults before they become unexpected tenant or operational problems.
- HVAC servicing and filter changes
- Roof, gutter and drainage inspections
- Doors, shutters, grounds, car park, pest control and cleaning
How is the maintenance calendar built?
Ridgeline Facilities builds Auckland planned maintenance calendars from the asset register, manufacturer guidance, observed condition, site risks and operating hours. Each visit has a defined scope, access brief and evidence requirement. Recurring faults and compliance dates inform reviews so the calendar remains useful as the building's needs change.
Equipment, location, criticality and service history.
Work windows, tenant impact and site hazards.
Recurring-fault and spend analysis quarterly.
How does the fixed annual fee work?
Ridgeline Facilities' Auckland planned maintenance fee covers the agreed calendar, coordination, reporting and stated routine scopes, invoiced monthly. Material changes to assets, access, legislation, scope or supplier costs may trigger a documented price review. Excluded repairs or capital work are not automatically included in the annual maintenance fee.
What is excluded and why are exclusions stated up front?
Ridgeline Facilities states Auckland planned maintenance exclusions in the proposal so a fixed annual fee is not mistaken for unlimited repairs. Capital replacement, third-party damage, asbestos work and unplanned remediation may be excluded. Separate work requires a quote or approval, subject to the emergency threshold agreed in the contract.
Excluded work is quoted or approved separately before it proceeds, subject to the contracted emergency threshold.
What reporting does a client receive?
Ridgeline Facilities provides Auckland property maintenance clients with monthly reports covering visits, completed scopes, open actions, spend and upcoming dates. Quarterly reviews add recurring-fault analysis, budget position, compliance risks and lifecycle recommendations. The records support owner or committee reporting and help distinguish completed work from recommendations awaiting approval.
Every completed job is tracked, costed and reported against the relevant asset.
