Questions worth asking before you appoint a provider.
Straight answers on cost, contracts, compliance, emergency response and the contractor panel model.

Getting started
Can I get a walkthrough before I commit?
Yes. Ridgeline provides a 20-minute site walkthrough at no charge and with no obligation. A written note of what was observed is provided the same day. A more detailed condition and compliance assessment is available for a fixed fee and remains yours to keep whether or not you proceed.
How quickly can you mobilise a new site?
Ridgeline uses the first 30 days to complete a baseline survey, load the asset register, build the compliance calendar and brief the vetted contractor panel on hazards and access. Immediate P1 safety or compliance risks are prioritised first, while the full operating cadence is established across the first 90 days.
Do you cover single buildings and portfolios?
Ridgeline manages single commercial buildings, body corporate common property and multi-site Auckland portfolios. The same intake, job numbering, reporting and approval controls can be applied across sites, with site-specific hazards, access instructions and compliance schedules held against each property.
Can you take over from an existing provider?
Yes. Ridgeline can review the current maintenance calendar, asset register, compliance records, open jobs and contract terms during mobilisation. The first 90 days establish a baseline and identify urgent gaps without assuming that every historic recommendation is necessary. Existing records are retained and used where they are reliable.
Compliance
Are you an IQP?
No. Ridgeline is not an Independent Qualified Person and does not inspect or certify specified systems or issue a Building Warrant of Fitness. Ridgeline coordinates the BWOF programme, maintains the compliance calendar and engages an IQP registered with the relevant territorial authority to inspect and certify.
Can you issue a Building Warrant of Fitness?
No. A Building Warrant of Fitness is supported by the required documentation and signed by an appropriately registered IQP. Ridgeline manages the programme, access, records and escalation but does not represent itself as the certifier.
What if our compliance schedule is incomplete?
Ridgeline uses the available compliance schedule as the starting point, identifies missing or unclear items and records a gap list with dates. Appropriate registered contractors or an IQP are engaged to investigate and advise. Ridgeline does not create a certificate for an item that has not been inspected or verified.
How do you manage compliance records?
Ridgeline maps schedule items to assets, diarises due dates with 30-day advance triggers, files certificates against the relevant asset and issues a monthly status report. Written escalation is sent 14 days before any item is at risk of being missed, so the owner has time to act.
Costs and contracts
Are you cheaper than my current provider?
Ridgeline does not promise to be cheaper without reviewing the scope, asset condition, compliance schedule, access requirements and current exclusions. The useful comparison is the total accountable cost: fixed annual fee, reactive thresholds, third-party specialist costs, reporting and clearly stated exclusions. A proposal shows the basis rather than making an unsupported price claim.
How are your fees constructed?
Planned maintenance and compliance coordination are priced from the asset register, compliance schedule, number of visits, site access, reporting scope and required specialist coordination. The annual figure is invoiced monthly. Reactive work and projects are governed by the agreed service levels, approval threshold, callout range or written project quote.
Do I have to sign a long contract?
The contract term and renewal position are set out in the proposal and service agreement rather than hidden in a verbal promise. Ridgeline does not require a long contract to make the assessment useful. The agreement identifies scope, exclusions, service levels, price review triggers, records and the exit handover.
What happens if you miss an SLA?
An SLA miss is recorded against the job, explained in the operational report and reviewed with the client. The response may include a corrective action, panel performance review or service credit if the signed agreement provides for one. Ridgeline does not erase a miss by changing the priority after the event.
Can I keep a contractor I already like?
Usually, yes, subject to prequalification, current insurance, relevant licence or registration and agreement to Ridgeline's reporting and safety requirements. A contractor who does not meet the panel checks cannot be dispatched until the gap is resolved. The client keeps a voice in specialist selection without losing accountable coordination.
What happens to my records if I leave?
Ridgeline hands over compliance records, certificates, asset information, open actions and job history within 20 working days after a client leaves. The handover is part of a controlled exit, not a reason to retain the account. Records are supplied in an agreed usable format and outstanding risks are identified.
Emergencies
Do you charge a callout fee on contracted sites?
The contract states whether a callout fee applies and gives a range where one does. Any callout is shown separately from labour, materials and specialist charges. A P1 make-safe response can proceed under the agreed emergency authority, while non-urgent work above the approval threshold is quoted before it starts.
Who is liable if your contractor damages my building?
The contract sets out responsibility and insurance requirements for work performed by a panel contractor. LHA Holdings Limited trading as Ridgeline Facilities remains the client's contracting party, with Ridgeline coordinating delivery, while the performing contractor must hold appropriate insurance and follow the agreed scope. Any damage is recorded, escalated and managed through the relevant contractual and insurance process.
How do you handle after-hours work I did not approve?
The agreed emergency threshold allows work needed to protect safety, security or active property from proceeding without separate approval on contracted sites. Work outside that authority is not treated as approved simply because it happened after hours. Ridgeline records the reason, scope and cost basis and seeks approval for work above the threshold where safe to do so.
Who do I call at 11pm?
Call the 24/7 emergency line at 021 286 8827. The form is not monitored after hours. The intake coordinator records the issue, site address, hazard and access details, classifies the priority and dispatches an appropriate vetted contractor when the issue meets the response criteria.
What counts as a P1 emergency?
A P1 emergency is a situation involving risk to safety, security or active property damage, such as uncontrolled water ingress, a serious electrical hazard, a security breach or a fault that is making the building unsafe. P1 jobs target an on-site response within 2 hours across metropolitan Auckland and are made safe within 4 hours.
Contractors and safety
How do you verify contractor licences?
Ridgeline records the relevant licence, registration or qualification for the scope before a contractor joins the panel and checks currency before dispatch. Electrical, plumbing, gasfitting, drainlaying, IQP inspection and other regulated work is assigned to the appropriately registered person or organisation. Ridgeline does not claim those registrations itself.
How do you manage health and safety on site?
Ridgeline coordinates site hazards, access information, scope, contractor selection and task analysis for high-risk work. The client, LHA Holdings Limited trading as Ridgeline Facilities and the performing contractor retain their overlapping duties under HSWA 2015. Subcontracting the physical work does not transfer those duties, and incident information is escalated and recorded.
Can I see proof of insurance?
Yes. Ridgeline's own working insurance position and contractor evidence are available for review as part of onboarding or proposal clarification, subject to appropriate disclosure. Current policy details and limits are confirmed during proposal discussions or onboarding.
Why not employ your own tradespeople?
Ridgeline uses a vetted contractor panel so the specialist selected for each scope is based on suitability rather than who happens to be on payroll. The model can scale with portfolio demand and avoids an incentive to fill idle time with unnecessary work. LHA Holdings Limited trading as Ridgeline Facilities holds the contract, and Ridgeline manages delivery end to end.
What evidence arrives after work is completed?
A completed job includes the job number, scope, contractor, approval position, labour or materials, completion status and relevant photographs. Compliance work also includes the certificate or inspection record supplied by the registered practitioner. Monthly reporting groups this evidence by site, asset, spend, recurring fault and outstanding action.
