Auckland / property operations
Ridgeline manages the maintenance and compliance work that keeps commercial buildings safe, operational and accountable — through a vetted contractor panel, managed end to end.

Ridgeline Facilities is the commercial property maintenance and building compliance division of LHA Holdings Limited (NZBN 9429052390173), based in Auckland, New Zealand. Ridgeline manages planned maintenance, statutory compliance, 24/7 reactive repairs and minor works for commercial property owners, body corporates, facilities managers and multi-site tenants across the Auckland region. LHA Holdings Limited trading as Ridgeline Facilities holds the client contract and manages the compliance obligation. Physical work is delivered through a vetted, insured and licence-verified contractor panel, managed end to end by Ridgeline. Every job is tracked, costed and reported against the building or portfolio.
Ridgeline coordinates the scope, approvals, records and reporting, so the property manager has one operational line.
Registered and qualified contractors are selected for the work required, not assigned because they happen to be on payroll.
Job numbers, photographs, invoices and certificates are matched to the relevant asset and retained for review.
Ridgeline Facilities provides four connected services for Auckland commercial property: building compliance coordination, planned preventative maintenance, 24/7 reactive repairs and projects or minor works. The service mix can cover one building or a portfolio, with licensed work assigned to registered contractors and all delivery managed by Ridgeline.

Coordinate the programme that keeps your compliance schedule visible, current and ready for the IQP who inspects and certifies it.

Turn recurring maintenance into a priced calendar, with planned visits, clear exclusions and reporting that shows what was done and what is next.

One 24/7 intake for urgent faults across Auckland, with priority classification, hazard information, dispatch, approval controls and a job record.

Manage smaller capital works from a defined scope through written variations, trade coordination, completion evidence and a clear cost basis.
Ridgeline classifies every maintenance request by risk, disruption and property damage, then applies a written service level. P1 emergencies receive an on-site target of 2 hours across metropolitan Auckland; lower priorities are scheduled against business-hour response and resolution targets.
| Priority | What it covers | On site within | Resolution target |
|---|---|---|---|
| P1 Emergency | Risk to safety, security or active property damage | 2 hours | Made safe within 4 hours |
| P2 Urgent | Significant disruption to your operation or a tenant’s use | 8 business hours | 2 business days |
| P3 Standard | A fault that is not causing significant disruption | 48 business hours | 10 business days |
| P4 Scheduled | Planned work on the maintenance calendar | Agreed date | Agreed date |
Ridgeline covers all seven Auckland regions: Auckland Central, North Shore, West Auckland, East Auckland, South Auckland, Franklin and Rodney. P1 emergency response is targeted at 2 hours across the metropolitan area, with response targets for locations outside the metropolitan area agreed for each site.
Ridgeline is structured for commercial property decision-makers who need a single accountable maintenance and compliance provider, clear evidence of delivery and service levels that can be tested against a budget.
Ridgeline prequalifies every contractor, verifies current licences and insurance before dispatch, requires task analysis for high-risk work and runs quarterly panel audits. Expired insurance or licences automatically block dispatch. LHA Holdings Limited trading as Ridgeline Facilities remains responsible for coordinating its own work health and safety duties under HSWA 2015; subcontracting physical work does not transfer that duty.
Delivered through our vetted and insured contractor panel, managed end to end by Ridgeline.
The most useful answer is usually the operational detail: who answers, how work is prioritised, what approval is needed and what evidence arrives after completion. These six questions cover the decisions most evaluators need to make before requesting a proposal.
Yes. Ridgeline builds and manages the compliance programme, diarises each item and engages an IQP registered with the territorial authority to inspect and certify. Ridgeline is not an IQP and does not issue a Building Warrant of Fitness.
A 24/7 intake line classifies the issue, records site hazards and access information, and dispatches a suitable vetted contractor. The caller receives an ETA and a completion notice with photographs after sign-off.
The fixed annual fee is priced from the asset register, maintenance calendar, site access requirements and compliance schedule. It is invoiced monthly, with exclusions and the triggers for a price review stated in the proposal.
Yes. Ridgeline manages one or multiple commercial sites across Central, North Shore, West, East, South, Franklin and Rodney, applying one intake, consistent job records and site-specific contractor instructions.
Each completed job is matched to a job number and asset, with scope, labour or materials, invoice and photographs recorded. Monthly and quarterly reports show recurring faults, spend and outstanding actions.
The condition and compliance assessment is yours to keep whether or not you proceed. If an existing client leaves, Ridgeline hands over compliance records, certificates and job history within 20 working days.
