What is a Building Warrant of Fitness and who needs one?

A Building Warrant of Fitness is the annual statement to the territorial authority that a building's specified systems have been maintained and inspected as required by its compliance schedule. Buildings with specified systems generally need a BWOF, and the owner remains responsible for ensuring the statement is issued correctly.

Ridgeline coordinates the programme but is not an IQP and cannot issue a BWOF. The certification is completed by an IQP registered with the territorial authority.

What are specified systems and how are they inspected?

Specified systems are life-safety or building systems listed in the Building Act framework, such as sprinklers, alarms, emergency lighting, automatic doors and mechanical services. Each system has inspection and maintenance requirements recorded on the building's compliance schedule; an appropriately registered IQP inspects and certifies the relevant items.

What does Ridgeline do about your compliance schedule?

Ridgeline builds the compliance calendar from the building's compliance schedule, diarises every item with a 30-day advance trigger, files every certificate against the relevant asset and sends a monthly compliance status report whether or not the client asks for one. Written escalation is issued 14 days before any item is at risk of being missed.

Who signs off the BWOF?

An IQP registered with the territorial authority signs the documentation required for the Building Warrant of Fitness. Ridgeline coordinates the programme, arranges access and engages the registered IQP; Ridgeline is not an IQP and does not inspect or certify specified systems in its own name.

What happens if a compliance item has already been missed?

A missed compliance item is logged as a gap, checked against the compliance schedule and escalated with a corrective action and date. Ridgeline engages the appropriate registered contractor or IQP, records the reason for the miss and supplies the owner with an updated status report; urgent life-safety risks are treated as P1 emergencies.

Ridgeline does not backdate certificates or represent an unverified item as compliant.

What does compliance management cost?

Ridgeline compliance management is priced as a fixed annual fee, invoiced monthly and constructed from the building's compliance schedule, number of specified systems, access requirements and reporting scope. The proposal identifies exclusions and any third-party IQP or specialist costs separately, so the annual operating cost is visible before approval.
