What project work does Ridgeline manage?

Ridgeline manages fit-out, make-good and end-of-lease reinstatement, remediation, car park and hardstand repair, fencing and security, civil works and strip-out. Project work is coordinated through the same accountable contract model, while the physical work is performed by the appropriately qualified and insured contractor selected for the scope.

How is project work quoted?

Project work is quoted from a defined scope, site conditions, programme, contractor pricing and a stated percentage cost-plus basis. The quote identifies assumptions, exclusions, owner-supplied information, provisional items and the evidence required at completion. Work does not start until the client approves the written scope and cost basis.

Cost plus a stated percentage. No hidden project margin.

How are variations handled?

Every variation requires written approval before the changed work starts, with no exceptions except immediate make-safe action needed to protect people or property. The variation records the reason, scope, price impact and programme impact. Ridgeline does not treat a contractor's verbal instruction or an invoice surprise as approval.

How does project work differ from maintenance contractually?

Project work is a separately scoped and approved piece of work, while maintenance contracts cover recurring planned tasks and defined reactive service levels. A maintenance agreement does not make capital replacement, remediation or fit-out unlimited. Separating the work keeps the annual operating fee comparable and gives the client a clear decision record.

Completion records, photographs, warranties and relevant certificates are supplied for the approved scope.
